What it is
This Migrant (M) visa is for foreigners who buy real estate in Colombia at or above the legal investment threshold and register the purchase capital as Foreign Direct Investment.
It is a clean route for people who want to own a home in Colombia and gain residency at the same time. Time on this visa counts toward an eventual Resident (R) visa.
Who qualifies
- Property purchase with registered foreign investment of at least 350× the Colombian minimum wage (2026: COP 612,816,750 — about US$170,000 at ~3,600 COP/US$; the peso figure resets each January).
- The capital must be brought in and registered as FDI before you become a Colombian tax resident.
- The property deed (escritura) and registration showing your ownership.
- The official foreign-exchange registration of the purchase funds (Banco de la República).
- Valid passport and health insurance valid in Colombia.
How long it takes
Validity: Up to 3 years
Processing: About 3–6 weeks after filing. Timelines depend on the Ministry's workload and whether they request additional documents — we monitor your file and respond fast to keep it moving.
Government fees
Government fees: ≈ US$52 study fee (paid when you file), plus an M-visa issuance fee of roughly US$230–350 once approved. These are paid by you directly to the Colombian government and are separate from our service fee.
Step by step
- 1Initial Zoom call — we confirm the property value clears the threshold and plan the FDI step.
- 2Data-gathering call — we coordinate the deed, registration and capital-registration documents.
- 3You complete the purchase and register the funds as FDI through the proper exchange channel.
- 4We assemble the escritura, FDI proof and personal documents; apostille as needed.
- 5Submission session — we file online with you and pay the study fee.
- 6On approval you pay the issuance fee and we guide you through the e-visa and cédula.
